Different Contract options
Full Contract – We will provide you with a written “fixed price” quote to complete your project from start to finish. This means that we take the hassle and responsibility away from you as we will organise everything relating to your building project. This includes any inspections, obtaining your final code of compliance and sub contractors. This enables us to run a smooth transition between sub contractors as we provide everything to complete your project.
Cost Plus – There are no guarantee on costs. This is a charge basis plus a negotiated builders margin.
Labour Only – This option is limited to your builder only. Any sub contractors or materials need to be provided and managed by you at your own risk and time frame.
Project Management – We provide a full Project Management service for a set negotiated fee and will manage and run your project for you.
Paying for your building project
How you pay your builder will depend on the contract option you have chosen. Payments will be negotiated on progress and time based terms at the start of the contract.
The most successful way to keep your building project within budget is with the Full Contract option. This enables you to know exactly how much your total spend is. Any alterations at any stage of the project will be discussed and worked within your budget.
Some extra costs that you may incur which are generally not included in your Full Contract, fixed price option include; landscaping and lawns, letter boxes and blinds.
AW Builders has “Public Liability” insurance and “Contractors All Risk” insurance. If work is being done to an existing property, we will discuss the best insurance options with you.
